House Rules
House Rules: To ensure clean, quiet, safe, and peaceful enjoyment of the property and a pleasant living experience for you and the other housemates of the property, the following rules will be enforced: 1. Please respect other housemates and behave in a cordial manner at all times. Treat your them as you want to be treated and remember this is a shared space. 2. Quiet time for the property (common space and personal space) is 10 pm – 8 am Sunday through Thursday, and 11 pm – 8am Friday and Saturday. 3. Safety of all people is critically important. No weapons or illegal drugs of ANY kind are permitted on the property. 4. Absolutely no smoking allowed inside the house. 5. One overnight guest is allowed twice per week daytime or overnight. This excludes guests present in the home for less than 4 hours at a time. 6. Please keep the house safe by not providing the key code of the front door to anyone. 7. Please keep the house safe by knowing who you are bringing into the home. Trusted, known people only please. No strangers. 8. Housemates must maintain cleanliness within the common spaces at all times, including cleaning up the kitchen after preparing meals within 1 hour. 9. Your rent includes a professional house cleaner who will be provided for the property at least once per month. The cleaner will clean all common spaces including bathrooms, laundry rooms, hallways, and the kitchen. If housemates would like their bedroom floors to be cleaned, you have the option of leaving your door open for the cleaners to enter and clean. If you leave the door locked, your bedroom floors will not be cleaned. 10. Parties or gatherings of more than 4 people must be approved by all housemates at least 24 hours ahead of time, whether it’s in the common space or personal space. 11. Housemates should be aware that noise can be generated from basic essential activities, such as walking up the stairs or closing a door. To avoid disturbing others, please open / close doors as quietly as possible, walk up the stairs “gently.” and try not to talk loudly in the hallways. 12. Each housemate has one designated parking space. Guest parking is available in the designated guest spaces. See parking map. 13. Designated cabinet space and refrigerator space will be assigned and labeled for personal items. Please use your designated storage space only. 14. No pets are allowed of any kind. 15. Please wear appropriate clothing covering when in the common spaces. 16. Be mindful of phone use. Including, but not limited to: a. Phone calls should be taken in your room, outside, on the front porch, or on the back deck. Extended phone calls should not be taken in common areas. b. Call and notification sounds – loud ringers or text message alert sounds can be distracting to others who are working or sleeping. Please avoid putting your ringer on the highest volume, and if you’re in the common space, set alerts to silent or vibrate mode. c. Alarms – Be mindful of alarms. Use low volume settings when possible. 17. The property manager will provide certain shared cleaning and essential items for the property. If you prefer other brands you may purchase at your own cost. Rent includes: Dish Soap Paper Towels Utensils Dishwasher Detergent Silverware Glasses Toilet Paper Plates Pots and Pans 18. Please do not use other housemates’ food items, touch any personal items that are not yours, or dispose of anything that is not yours. 19. Please do not leave personal items in the common areas such as jackets, laptops, etc. 20. When doing laundry, all laundry activities should be completed within a 3-hour window from start to finish. 21. The thermostat should be set within the range of 68 – 72 degrees at all times. The heating and air vents in the bedrooms can also be closed and windows opened. Personal fans or space heaters can also be used in the bedrooms to further control comfort as needed. 22. Every once in a while, the landlord will need to access the property to show the property to prospective tenants or to perform maintenance activities. Housemates understand that the landlord may access the common areas of the house at any time during normal business hours using the key code on the front entrance. The landlord will make every attempt to notify all housemates via text prior to visiting. The landlord will not enter bedrooms without prior consent, or with a 24-hour written notice to enter a bedroom when necessary for maintenance purposes, in accordance with California law. 23. The landlord may choose to not renew a housemate’s lease at any time without cause, with a 30-day written notice. The housemate would then have 30 days to fully vacate the property. 24. If the landlord determines that a rule was broken, the housemate who broke the rule will be given a warning. Following the 2nd incident, the lease could be terminated with a written 30-day notice to vacate.
